Rajasthan's real-estate launch playbook: 5 channels, 1 weekend, 7,000 enquiries.

In March, a Jaipur builder launched a new 2/3 BHK township on the Ajmer Road belt. Inventory: 380 units. Budget: ₹38 lakh for the 14-day pre-launch window. Target: 5,000 qualified enquiries before booking opens. We hit 7,142 in the first 72 hours. Here’s exactly how — channel by channel, hour by hour.
The 5-channel stack
- Print: Bhaskar (front-page jacket + page-3 colour ad) + Patrika (half-page Saturday supplement)
- FM: Radio Mirchi + Big FM + Red FM — drive-time spots + RJ live mentions
- Outdoor: 12 hoardings along Ajmer Road + 4 LED screens in Vaishali Nagar & Mansarovar
- WhatsApp: Pre-qualifying chatbot + virtual brochure + appointment booking
- Meta: Geo-targeted carousel + lead-gen ads + retargeting
Day −3 to Day −1: The seed phase
Quiet teaser activity. Three things ran:
- FM drive-time teasers — 20-second audio, no project name, just “A landmark is coming to Ajmer Road.”
- Hoardings went up with the same teaser copy and a single QR code.
- Meta brand-awareness campaign targeting Jaipur + 50km radius, optimised for video-view.
The point of the seed phase isn’t to convert — it’s to make the launch feel inevitable. By Friday morning, the city is already talking.
Day 0 (Friday): The Bhaskar morning
The campaign opens with a Bhaskar front-page jacket — full wrap, 4-colour, dominant project visual, ₹ pricing teaser, and a single CTA: “Scan to book your slot.” The QR points to a WhatsApp flow.
By 9 AM Friday, the QR had registered 4,200 scans. By noon, 6,100. By Friday night: 11,400. The WhatsApp flow auto-qualified them into Hot / Warm / Cold using 3 questions — current housing status, intended budget, and timeline.
Day 0 (Friday evening): FM and Meta amplify
By 6 PM, FM moved from teaser to full RJ live mention — “Aaj Bhaskar mein dekha hoga, scan kar lo.” Drive-time slots ran every 30 minutes. Meta Ads launched conversion campaigns retargeting every Friday QR scanner with a “Book a site visit” CTA.
The compound effect of paper + FM + Meta in a single 12-hour window is what most launches miss. Each channel keeps reactivating the same lead, pushing them deeper down the funnel.
Day +1 (Saturday): Patrika supplement
Saturday morning carried a Patrika half-page in the property supplement — same offer, but with an editorial framing (“Why Ajmer Road is Jaipur’s fastest-growing belt”). This is where credibility reinforcement does heavy lifting. Patrika supplements get read by the decision-maker generation (40+); their endorsement matters when the spouse is younger and digital-first.
Day +2 (Sunday): The site visit wave
The WhatsApp flow scheduled 1,800 site visits over Saturday and Sunday — 850 actually showed up. That’s a 47% show-up rate, well above the industry average of 22%. The reason: the WhatsApp confirmation flow sent 3 reminders (24h, 4h, 1h before slot) plus a Google Maps location pin and a “what to expect” note.
The numbers
- Enquiries (72h): 7,142 qualified leads in WhatsApp
- Site visits (Sat + Sun): 850 booked, 412 walk-ins
- Cost per qualified lead: ₹532
- Cost per site visit: ₹9,200
- Bookings in week 1: 71 (well above target of 30)
What worked — and would work for you
- Sequencing is everything. Don’t run all channels at once. Seed → launch → amplify → close. Each phase has a different job.
- Print to open, WhatsApp to qualify, Meta to retarget. No single channel does all three jobs well. Use each for what it’s best at.
- Single CTA per channel. Every channel pushed to scan-then-WhatsApp. No website, no form, no app download. One door.
- Show-up rate is the real metric. Site visits booked is meaningless without show-up reminders. Invest the WhatsApp automation cost.
- Lead quality decays after Day 3. 78% of bookings came from leads acquired on Day 0 or Day 1. Spending heavily after Day 7 has diminishing returns.
What would we change?
Two things, in hindsight. First, we under-staffed the site office — Saturday afternoon had a 50-minute wait time, and 12% of walk-ins left without seeing a sales rep. Second, we under-invested in OOH; the 12 hoardings probably needed to be 18, given how visible Ajmer Road traffic is.
Both fixes for the next launch. But the playbook holds: 5 channels, sequenced over 14 days, one WhatsApp door for everything to flow through.
